Renting 101: The Ultimate First-Time Renter’s Guide
New to renting? Start here
Signing your first lease is exciting — and a little intimidating. This is the plain-language rundown of everything a first-time renter needs to know, start to finish.
Understand the lease
In Ontario, most tenancies use the province’s Standard Lease. Read it before you sign, know your rent amount and what’s included, the term, and the rules on guests, pets, and notice. If something isn’t written down, it isn’t guaranteed.
Deposits and up-front costs
- Landlords can collect first and last month’s rent — that’s a rent deposit, not a damage deposit
- Last month’s deposit must earn you interest each year
- Be wary of anyone asking for extra ‘damage deposits’ or cash before a lease
Get tenant insurance
It’s inexpensive, often required, and protects your belongings plus your liability. A small monthly cost for real peace of mind.
Do a move-in walkthrough
Before you unpack, photograph the unit’s condition and note any existing wear in writing. It protects your deposit when you eventually move out.
Know how to get help
Save your property manager’s maintenance line, and keep a note of tenant resources (see our guide to free legal resources for Ontario tenants).
